Save up to $130,000 on a new home
- Homes priced up to $1,000,000 — full 13% HST relief (up to $130,000)
- Homes priced $1M – $1.5M — flat rebate of $130,000
- Homes priced $1.5M – $1.85M — sliding scale rebate ($24K – $130K)
- Homes priced above $1.85M — existing HST rebate of up to $24,000
Who qualifies? The rebate applies to owner-occupied primary residences and residential rental properties. Investors are also eligible.
- Agreement of Purchase & Sale signed between April 1, 2026 and March 31, 2027
- Primary residences: construction must begin by Dec 31, 2028, completed by Dec 31, 2031
- Rental properties: must be completed by Dec 31, 2029

*The expanded GST/HST rebate is enabled by federal Bill C-26, which received Royal Assent on June 19, 2026, and provides more than $1.7 billion to provinces and territories to increase housing supply. Ontario asked the federal government to administer the federal 5% HST portion through the Canada Revenue Agency (CRA), which required separate federal regulations enacted June 23, 2026. The Ontario provincial component is governed by Bill 114 (HST Relief Implementation Act, Residential Property Rebates, 2026). Any pricing or incentives that reference these rebates assume that the purchaser qualifies under the program terms.
